ZM3 Immobiliengesellschaft m.b.H. in Götzis, Austria, has installed a state-of-the-art multi-level energy storage system (ESS) as a further energy-ecological milestone for its properties.

Sustainable energy with expansion options

The project aims to significantly improve energy efficiency and drastically reduce dependence on the electricity grid. The centerpiece is a 10 ft container equipped with two air conditioning units and an impressive storage capacity of 261 kWh, which can be gradually expanded to a maximum of three systems with 261 kWh each if required.

In good weather conditions, a powerful 166.83 kWp photovoltaic (PV) system supplies the general power supply, the self-storage facilities in the existing building and the eight electric car charging stations in the outdoor parking area during the day. At the same time, it feeds the energy storage system, which steps in when the PV output is insufficient (e.g. during bad weather or shorter daylight hours in winter) and reliably covers the energy demand – a perfect solution for minimizing the load on the grid.

The e-car charging infrastructure is also available to neighboring companies, which helps to promote sustainable mobility in the region.

In addition to maximizing self-consumption of PV-generated electricity, the innovative energy storage system focuses on effectively reducing peak loads. 20% of the storage capacity is reserved for peak load capping in order to avoid exceeding the output agreed with the grid operator and prevent corresponding additional costs.

The advanced energy management system (EMS) from ecocoach controls the flow of electricity in real time at a higher level and can be conveniently accessed via a browser or app. The experienced specialists from Dorfelektriker Mittelberger GmbH implemented the supply line and the electrical infrastructure from the storage system as well as the integration of the PV system and the e-charging stations. This interaction between 3 professional companies gives ZM3 the additional advantage of 3 monitoring systems (PV system: Fusionsolar / EMS: ecocoach / charging stations: linkx) with which the respective data (PV electricity production, PV electricity consumption, electricity consumption of e-charging stations, external electricity consumption, etc.) can be partially compared with each other and thus additional monitoring is possible. To harmonize the appearance of the energy storage unit with its surroundings, ZM3 clad the container with stylish wood paneling. This aesthetic measure complements the functionality of the system by adding an environmentally friendly and visual accent that underlines ZM3's commitment to sustainable and appealing solutions.
